Pursuant to New York State law ( above link ) please see below Cornerstone Real Estate Services, LLC. standardized operating
procedures for the prerequisites prospective homebuyers shall meet prior to receiving any services. (i) whether prospective clients shall show identification; Cornerstone Real Estate Services does not require identification , however some buildings may require ID to enter. Open houses are at the discretion of homeowner and/or any third party Cornerstone does not have authority to dictate ID waiver.
(ii) whether an exclusive broker agreement is required; Cornerstone Real Estate Services does not require any exclusive agreements as a prerequisite for retaining services. However, if our policy is disclosed and an agent of Cornerstone and a buyer agree to terms on exclusivity, it is permitted. Not required, but permitted. [and] (iii) whether pre-approval for a mortgage loan is required; Cornerstone Real Estate Services does not require a pre approval to schedule showings but will request one as this is standard practice. In some cases a listing may require a pre approval; in this circumstance Cornerstone Real Estate Agents will disclose that requirement as a seller side ( listing agent and/or Homeowner ) requirement and request a pre-approval.
